People ask what a house in Belle Terra costs. The neighborhood is only a few years old, most of what has sold there was sold new, and the prices behind its median are far apart. One number does not describe it.

A wide range in a young neighborhood

Every home here was built between 2022 and 2026, so age does not explain a spread of more than $300,000. Size, lot, plan and what the buyer chose at contract do. When most sales are a builder's first sale, the price also carries the buyer's selections and whatever incentive was on offer that month. The median is a builder's median more than a market's.

How often a house comes up

The map sets 32 sales against 79 homes and puts it at about one home in five selling each year. The two counts come from different records, the MLS and the county, so treat that as a rough figure. Most of that pace is the neighborhood being built and sold for the first time. It says little yet about how long owners will stay.

For a buyer choosing new

Two homes on the same street can be priced far apart because one carries more of the builder's options. Before setting a Belle Terra price against anything else, list what is actually in it: lot, finishes, appliances, window coverings, landscaping, and the finish date. A buyer on a job start date needs that last one as much as the price.

For the owner who sells early

Six of the 32 sales were homes built before 2024, and only some of those may be owners reselling. That is a thin record. An owner selling a few years in is priced against the builder's current homes as much as against other resales, and what you paid for upgrades is not a number a buyer sees. Some of it comes back in the price, some only as a faster sale, and I will tell you which before the price is set.

The part I will not answer

What a builder's contract obligates you to, and whether its warranty transfers to the next owner, is a question for the builder and for an attorney who reads the documents. What selling within a few years of buying would mean for your taxes belongs to your CPA.
