Two kinds of sale in one median
Nine of the 20 sales were homes built in 2024 or later, which in a neighborhood started in 2021 is most likely a builder's first sale. The other 11 are homes built from 2021 to 2023, and some of those may be owners reselling. The map does not separate the two, so neither does this note. A price for one house should be set against the sales that look most like it, new or resold, and not against the median of both.
How often a house comes up
The map sets 20 sales against 73 homes and puts it at about one home in seven selling each year. The two counts come from different records, the MLS and the county, so treat that as a rough figure. Part of that pace is the neighborhood still being built.
For the owner selling a few years in
A house bought new a few years ago is competing with whatever the builder still has for sale. The builder offers choices and a warranty. You offer a house that is finished, with a yard grown in and a closing date that does not wait on construction. What you paid for upgrades is not a number a buyer sees. Some come back in the price, some only as a faster sale, and I will tell you which before the price is set.
The part I will not answer
Whether a remaining builder warranty transfers to a buyer is a question for the builder and the warranty documents. What selling within a few years of buying would mean for your taxes belongs to your CPA.
