What the range tells you

The bottom of the range is $260,000 under the median and the top is nearly twice it. That is not one house repeated down a street. Lot, size, finish and condition move the price in Winding Creek more than the name on the entrance does. The median is the middle of a wide spread. It is not a price for the neighborhood, and it is not a price for your house.

How often a house comes up

Nineteen sales against 263 homes is roughly one home in fourteen changing hands over two years. The two counts come from different records, the MLS and the county, so treat that as a rough figure. What it means for a seller is plain enough: there are few recent sales nearby, and the ones that exist may differ from yours in exactly the ways that matter most.
