Why the range matters more than the median

Thirty sales spread across twenty years of build dates and a range of about $350,000 means the median describes the middle house, and very few houses are the middle house. Size, condition, and what has been updated since it was built move a University Farm house further than the neighborhood name does. A price for one house comes from the few sales that look most like it.

How often a house comes up

The map sets 30 sales against 554 homes and puts it at about one home in 37 selling each year. The two counts come from different records, the MLS and the county, so treat that as a rough figure. It suggests owners here tend to stay, and that a buyer who wants this neighborhood may wait for the right house.

For the long-time owner

Many of these homes were bought for a household that has since changed. What the house would bring is one question. Whether it still fits how you live is the other, and staying, renovating or moving can each be the right answer. Most agents are paid only when the answer is move. I will tell you when it is not.

What a buyer is really pricing

In homes built between 1983 and 2003, a buyer looks past the square footage to the roof, the mechanicals, the windows and the kitchen. Two houses of the same size can sell far apart on those alone. An owner who knows what a buyer will find, before the buyer finds it, sets a better price.
