Ask what a house in Raineybrook sells for and you will usually get one number back. That number is real. It is also the least useful thing anyone can tell you about a neighborhood whose homes were built across six decades.

Why the median says so little here

A sale built in 1962 and a sale built in 2026 are not the same product with different prices. They are different houses that happen to share a name. When the range runs from under $300,000 to over $1.3 million, the middle of it describes very few of the homes actually in it. The useful question is not what Raineybrook sells for. It is what houses like yours, of your age and size and condition, have sold for there.

For the owner of an older home

An owner who has been in an earlier Raineybrook house for decades is selling against newer homes under the same name. That is not a reason to price low. It is a reason to know, before listing, which of the house's features a buyer will pay for and which a buyer will price as work. The inspection will find them either way. It is better to find them first.

For the buyer at the upper end

Near the top of this range, sales are few. At that level each sale is close to a one-off, and comparing it against the neighborhood median tells a buyer almost nothing. Price at the top comes from the handful of sales most like the house, in Raineybrook and beyond it.

The uncomfortable part

Raineybrook is where an automated estimate is most likely to be wrong in both directions. It will average a 1960s house against new construction and a million-dollar sale against a modest one. Thirty-six sales is a reasonable count. Spread across this many kinds of house, it is not many of any one kind.

The part I will not answer
