Owners of a nearly new house ask whether they can get back what they put in. It is a fair question, and in Oak Ridge the answer depends less on the neighborhood than on what was chosen inside the house.

Selling a nearly new house
When the houses on the street are all recent, age is not the difference between them. Size, lot and the choices made during the build are. A buyer walking Oak Ridge is comparing your options and upgrades against the house down the street and against building new, and will pay for some choices and not others. Which ones is the conversation worth having before the price is set.
Getting back what you put in
Owners who built often know the full cost of the house, lot and upgrades to the dollar. The market does not see that number. It sees the house next to the other houses for sale that month. Some upgrades come back in the price. Many come back only as a faster sale. A few do not come back at all, and it is better to hear that from me than from the third weekend of showings.
A small sample
Seventeen sales in two years is a modest count. Seventeen sales against 140 homes is roughly one home in eight changing hands, and the two counts come from different records, so treat that as a rough figure. With this few sales, a single high or low sale can move the median, and the right comparable for your house may be a single street or a single floor plan.
For a buyer relocating in
A nearly new resale can suit a family arriving on a job's schedule: a recent house, without the wait for one to be built. What to check is the same as with any house. Warranties that transfer, anything still open with the builder, and what the inspection finds, because new is not the same as finished.
The part I will not answer
Whether a remaining builder warranty transfers to a buyer is a question for the builder and the warranty documents. What a sale would mean for your taxes belongs to your CPA.
