How an older house gets priced

In homes built between 1935 and 1956, the original house is often not the house that sells. Additions, a finished lower level, a newer kitchen, updated wiring or a replaced roof can each move the price more than the street does. What a buyer will look at

A buyer in an older house looks past the room count to the systems: electrical, plumbing, the foundation, the roof and the windows. An owner who has records of what was replaced and when is answering those questions before they are asked. A pre-listing inspection is worth considering here, because a surprise in an older house costs more once a buyer is the one who found it.

For the long-time owner

Many owners of older homes have been in them a long time. What the house would bring is one question. Whether it still fits how you live is the other, and staying, renovating or moving can each be the right answer. Most agents are paid only when the answer is move. I will tell you when it is not.

What a sale after many years of ownership would mean for your taxes belongs to your CPA. What a specific repair or renovation would cost belongs to the contractor who would do it.
