A price above the top of that band needs a reason a buyer can see from the driveway or the listing photographs. A price near the bottom will be noticed quickly. Where one house belongs inside the band comes down to size, lot, finishes and condition, set against the few sales that look most like it.

New and resale in the same record

Ten of the 27 sales were homes built in 2024 or later, which is most likely a builder's first sale. The other 17 are homes built from 2018 to 2023, and some of those are owners reselling. The map does not separate the two, so neither does this note. An owner selling here is priced against both.
