Eighteen of 23 sales being recent builds leaves only a handful of sales that could be owners reselling. That is too few to say what a resale in Baker Farms brings. A price for an owner's house here leans on the builder's current prices, on the few resales that exist, and on resales of similar homes nearby.

How often a house comes up

The map sets 23 sales against 82 homes and puts it at about one home in seven selling each year. The two counts come from different records, the MLS and the county, so treat that as a rough figure. Most of that is the neighborhood being built and sold for the first time.

For the owner who sells early

Selling a nearly new house while the builder is still selling next door means a buyer can have yours or one of theirs. The builder can offer choices, a warranty and incentives. You can offer a house that is finished, settled and ready on a known date. What you paid, including upgrades, is not a number the market sees. Some upgrades come back in the price, some only as a faster sale, and I will tell you which before the price is set.

The uncomfortable part

An online estimate in a neighborhood like this is mostly reading builder prices. It may be close. It may also be a number no resale has reached. Twenty-three sales, most of them new, is a small base for a precise-sounding figure.

The part I will not answer

Whether a remaining builder warranty transfers to a buyer is a question for the builder and the warranty documents. What selling within a few years of buying would mean for your taxes belongs to your CPA.
