  • Belle Terra: median $495K from 32 sales, typical 1,893 square feet, built 2022 to 2026. The map tags it mostly new construction.
  • Three Meadows: median $490K from 36 sales, typical 2,638 square feet, built 2019 to 2025. Also tagged mostly new construction.
  • Provenance: median $525K from 20 sales, typical 2,138 square feet, built 2021 to 2026.

Built from the 1980s to the 2010s

  • University Farm: median $502K from 30 sales, typical 2,814 square feet, built 1983 to 2003.

At this price, the two smallest typical houses, in Belle Terra and Provenance, were also the newest, and the largest, in Capilano Highlands, was built from 1966 to 1989. That is a trade, not a ranking. A newer house usually asks less of you in repairs for some years. An older, larger one usually asks for updating and gives you room. Which side of that trade is right depends on how you live: the stairs, the yard, how much work you want to take on, and how long you plan to stay.
