People open the West Lafayette neighborhood map and ask what it is telling them. It is a record of what homes actually sold for, arranged by neighborhood. It is not a value for any one house.
The short answer
The map ranks 52 West Lafayette neighborhoods by median sale price, from 794 closed sales in the Indiana Regional MLS between September 2024 and September 2026. Each neighborhood is shaded by its price band, and the number on the map matches its row in the table.
The shading and the ranking
Each shape is shaded by its median sale price in one of five bands: under $300K, $300K to $400K, $400K to $500K, $500K to $600K, and $600K and up. The table below the map lists the same neighborhoods from the highest median to the lowest, and the number on each shape is its place in that list. A neighborhood needs at least five sales to be ranked. Tapping a price band hides or shows it.
What each column means
- Median: the middle sale price of the neighborhood's closed sales.
- Range: the spread of those sale prices, as the map gives it.
- Homes: the houses and condos on the neighborhood's plat in Tippecanoe County parcel records.
- Sells per year: that home count set against the sales. One in 21 means one home in 21 changed hands in a typical year.
- Sales: the number of closed sales in the two years.
- Typical sq ft: the typical size of the homes that sold.
- Built: the years the homes that sold were built, as the map gives them.
Where the map is approximate
The shapes are drawn around where homes actually sold, so the edges are approximate. Sales the MLS does not tie to a neighborhood are counted only when they sit inside that neighborhood's shape, and the rest are left out. Where the county's plat does not line up with the MLS neighborhood name, the Homes column shows a dash and there is no selling pace. The home count and the sales come from different records, so the pace is a rough figure.
Tapping a neighborhood
Tap a shape or a row and a card opens with that neighborhood's numbers. Where the map carries them, the card also opens the homes for sale there, with the date they were read, and the most recent sales. The card flags a neighborhood that is mostly new construction, or where some of the sales were condos. Two new neighborhoods with too few sales to rank, Millbrook and Wiggins Farm, sit at the bottom of the table under their own heading.
What the map cannot tell you
A median is the middle of many houses. It is not the price of yours. What a house is worth depends on the block, the floor plan and the condition, and a price comes from the few recent sales that look most like it. For an owner who has been in a house a long time, the map is a starting point for a conversation about whether to sell at all. Most agents are paid only when the answer is move. I will tell you when it is not.
